Statement of Work/Overview:
A brief description of the scope of work is as follows:

  1. The Contractor shall perform a visual and mechanical inspection on all electrical equipment shown in the List of Inventory Equipment Table #1 and Single Line Diagram (SLD).
  2. Inspection and testing activities shall include all tasks which can be safely performedwhile the building electrical power system is energized or during power shutdown including but not limited to the following. Inspection work should be in alignment with the latest CMMS Preventative Maintenance Schedule, the National Electrical Code, and Electrical Safety Authority (ESA)' guidelines:
  •  Inspect, clean and document as found conditions on electrical and mechanical equipment;
  • Compare equipment nameplate information with the latest single-line diagram; report and fix discrepancies;
  • Check for proper anchorage, clearances, physical damage and proper alignments; Inspect and clean all bus connections;
  • Tighten and torque cable in lugs as per cable manufacturer recommendations,
  • Verifying for proper installations;
  • Verification of appropriate lubricant;
  • Exercise main air circuit breakers and tie breaker to verity their operability
  1. Contractor to prepare and document progress site photos of all repairs done (before and after) and ensure all info/photos with corresponding area of work description are attached in the close out manuals per project. The Contractor shall utilize color photography todocument any identified concerns or potential problem areas for review and action by the Owner and Consultant.
  2. Install/replace on new equipment or missing CMMS number on existing with new.
