Description

Statement of Work/Overview:
A request has been made by BGIS to address the Emergency Generator Replacement within the Federal Office Building of Canada located at 1050 Notre Dame Ave., Sudbury, ON.
 
Replacement of the existing generator with an outdoor natural gas generator located on ground level on the East side of the building near the existing generator room.  
 

  • Provide sequence of operation as shop drawing for review by Consultant and Stake Holder;
  • Remove existing generator and ATS;
  • Remove all existing redundant auxiliary electrical and mechanical systems as identified in drawings and specifications;
  • Remove all insulating and HVAC equipment including glycol cooling system and existing exhaust system from within the building;
  • Remove existing diesel storage tanks and all associated supply piping;
  • Provide architectural / structural modifications as indicated on drawings;
  • Supply and locate new outdoor generator complete with sound attenuated, weather proof enclosure;
  • Supply and install new generator stack on outdoor unit such that it complies with local codes;
  • Supply and install new ATS;
  • Supply and install new concrete pad for new outdoor generator;
  • Provide civil engineering for installation of new concrete pad;
  • Provided civil work to accommodate new generator pad;
  • Supply and install new underground feed from new outdoor generator to new ATS location;
  • Supply and install a new underground natural gas service supply and metering as required to the new generator. Existing gas meter may need to be replaced with new to suit new gas load;
  • Extend new gas piping downstream of gas meter to new gas generator;
  • Obtain and pay for required permits by authorities having jurisdiction.  Arrange for inspections by authorities having jurisdiction as required;
  • Ensure all deficiencies are rectified by end of project;
  • Commission new generator system in accordance with tender document requirements.
 
Refer to consultant generated plans and specifications for further detailed scope of work. 
 
In addition to the standard contractor 1 year warranty (from date of substantial completion), the successful proponent must include 1 year of Preventative Maintenance as part of their bid submission. Refer to Appendix B for CMMS monthly, semi-annual and annual maintenance job plans for emergency generators to be included in each proponent’s price.

Addendum #4
Clarification: Q1:
Please clarify extent of louver removal and replacement of block wall. There was no indication given if the wall required paint, is the brick to be decorative, the existing wall is a precast panels, would this not be considered "Match" Please provide further clarification if possible. A1: The wall would need to be painted to match the other walls in the building. The wall should be concrete masonry block wall. The bricks do not require to be decorative.

Addendum #5
Clarification: Q1:
Regarding removal of the asbestos; are we to drywall the room or remove all the insulation and metal stud? A1: As indicated in the Asbestos Reassessment Report provide in Addendum No. 4, affected area "Energency Generator Room" requires abatement of Transite Panels ONLY. Proponents to include for removal of transite panels (approx. quantity 90 m2), and replace affected areas with with new wallboard (as extsing in the room).
Q2: Regarding separate price for the removal of the exhaust piping to the roof; and request for additional site visit. A2: Unfortunately an additional site visit is not feasible at this point in time. Proponents must use best estimation and knowedlge obtained through existing tender documentation provided, to submit Separate Price No. 1. Proponents may provide commentary as part of price submission, qualifying inclusions vs. exclusions.

    A building tech for the facility will be available for the site visit. If proponents wish to visit on this date, they MUST confirm attendance by 1:00 PM on Friday February 23 via e-mail to Rajesh Gupta at: Rajesh.Gupta@bgis.com. Photo ID required if attending; If attending, proponents must check in with Security Deks on the date of the visit. (DO NOT INQUIRE WITH THE TENANT)
    All Proponents MUST arrive on time and MUST stay for the entire Mandatory Site Visit. Any Proponent that arrives late or does not stay for the entire Mandatory Site Visit Will be considered noncompliant.

    In the event that less than three Proponents attend the site tour, BGIS may cancel the solicitation or schedule an alternative site tour.
